How Long Do Shutters Last — Hardwood vs Faux Wood vs MDF

The lifespan question is one of the most important ones to ask before committing to any shutter installation — and the answer varies so dramatically between materials that it changes the entire cost comparison. Here is the honest answer from a company that has been fitting shutters for 29 years and has seen what happens to different materials over time.

Hardwood Shutters — How Long Do They Last?
A properly fitted 100% Paulownia hardwood shutter installation will last for decades. Our 15-year guarantee is a floor, not a ceiling — we fit shutters with the expectation that they will still be performing at 20, 25 and 30 years with normal care and maintenance.
The longevity of hardwood shutters comes from the material's fundamental properties. Natural wood is a cellular material that handles the temperature and moisture variation of a normal domestic environment without permanent deformation. Read our full guide to what Paulownia timber is and why we use it exclusively.
The factors that affect hardwood shutter lifespan:
Quality of installation — a precisely fitted hardwood shutter lasts longer than a poorly fitted one because precise fitting reduces the stress on hinges and frames
Hardware quality — stainless steel hinges and hardware outlast standard steel hardware significantly, particularly in coastal environments
Maintenance — hardwood shutters require minimal maintenance but occasional checking and tightening of hinges will extend their life further
Environment — coastal properties with salt air exposure benefit from the exterior-grade waterproof paint finish we include as standard

How Long Do Faux Wood Shutters Last?
Faux wood shutters — typically made from PVC, ABS composite or a similar polymer material — have a theoretical lifespan of 10 to 15 years in normal domestic conditions. In practice the lifespan is affected by UV exposure, which causes discolouration and brittleness in polymer materials over time, and by temperature extremes which cause expansion and contraction that works joints loose.
In coastal Suffolk environments faux wood shutters perform better than MDF in one respect — they do not absorb moisture and therefore do not swell in the same way. However the UV and temperature issues remain and the aesthetic deterioration through discolouration is more significant than with hardwood. A faux wood shutter at year ten looks noticeably aged in a way that a hardwood shutter does not.
The other limitation of faux wood is that it cannot be repainted when the finish begins to age — the polymer surface does not accept paint in the way that hardwood does. A hardwood shutter can be repainted and refinished if desired; a faux wood shutter cannot.
How Long Do MDF Shutters Last?
In a dry, stable inland environment with no moisture challenges, a quality MDF shutter installation might last eight to twelve years before visible deterioration becomes significant. In practice, few domestic environments meet that description consistently.
In kitchens and bathrooms — where moisture is inherent — MDF shutters typically begin showing problems within three to five years. In coastal Suffolk properties the deterioration is faster still. The Cost Comparison Over Time
The upfront price difference between hardwood and MDF shutters is real — hardwood costs more. But the lifetime cost comparison looks very different:
MDF shutters:
Year 1-3: looks fine
Year 3-5: first problems visible in coastal or moisture environments
Year 8-10: replacement typically needed
Year 20: two replacements completed, cost approximately 2x the original price
Hardwood shutters:
Year 1-15: still under guarantee, performing correctly
Year 20-25: still performing, may benefit from hardware check
Year 20: original installation still in place, no replacement cost
Over a 20-year period the total cost of ownership of hardwood shutters is typically lower than MDF — despite the higher upfront price. Read our full guide on shutters as a property investment in Suffolk and our complete hardwood vs MDF comparison.
